What can you expect from us?
At LARK Architects we put the client first, we design high-quality, bespoke projects inspired by and created for their needs.

Breifing
If you decide to accept our fee quote and agree our appointment, we will then arrange the next meeting at your property, usually within 7 days. We will carry out a measured survey and agree the scope and brief for the project in more detail.
We will then confirm a timescale to send you the initial design drawings for your feedback, usually within 14 days.

Consultation.
Following your initial contact with us, we will arrange a Free Consultation at your property to discuss the project with you in detail. You will have no obligation to proceed or have any fees to pay at this stage, just our expert advice and a free quote.

Design Process & Sign off
We will discuss your comments on our initial design drawings and then develop the proposals for your project. We provide 2D plans, sections and elevations and also 3D visualisations or photo-montages which all help to clearly visualise the proposal. We will provide you with design options to consider and will revise the design until you are happy with it. You will also be provided with some initial construction costs to ensure that the proposed design is aligned with your budget for the build.

Planning Permission & Building Costs
The design is now agreed, and we will submit a planning application to the local authority.

We submit and monitor the application through to determination date which is usually within 8 –12 weeks from submission. At this stage we will also send the drawings to local builders and arrange for them to visit you to give you an initial idea of build timescales and costs.

Detailed & Technical Design
Following planning approval, we will produce detailed technical drawings and information. These provide details and specification for every aspect of the project. At this stage we may consult with structural engineers, interior designers, builders, quantity surveyors and utilities providers to ensure that everything is considered and planned before any works start on site.
We will arrange for a discharge of planning conditions application to be submitted and also submit the detail drawings and specifications to the local building control authority or private inspector for their approval. Our high quality detailed technical design information ensures that delays and additional costs can be avoided during the construction stage.

Appointing Your Builder
You will have received initial quotes and expressions of interest from builders at the planning stage. These builders will now complete their tenders based on the detailed technical design information. We have good relationships with local builders and can recommend suitable companies/contractors, but you have no obligation to use any of our contacts. When you are ready to select a builder we can then assist you with their appointment.

Construction
Works now start on site. We can make regular visits to inspect the work and confirm that it is being built to our drawings and specifications. We are always available to answer any questions or concerns you may have during the construction stage. At final sign off we can carry out an inspection to certify the build has been completed to the required standard and in accordance with the contract.
